CONCEPT PLANS

Hickory Grove - A mixed Use Planned Unit Development for the 137.5-Acre property located at 14059 W 159th Street (Dunn Farm):  The concept plan proposes a walkable mixed-use open space conservation neighborhood with commercial development along the frontage supported by residential use deeper into the site. The concept includes a 20-Acre Commercial area proposed with a mix of neighborhood scale retail, dining, services and an anchor grocery store. The residential component includes 100 townhome units, 102 duplex units and 57 single family detached lots. The Dunn Farm barns, and homestead, located in the northeast corner of the property is proposed to be dedicated to the Village as an opportunity for program activities, passive recreation, community gardens, seasonal sale of farmers market style gatherings and sale of Christmas trees, pumpkins, crafts and produce. The eastern 40 acres of the property is deed restricted open space and is planned to be integrated with 37.4 additional acres of open space throughout the development.

Note: The Village has not received a formal zoning application on this project. At this time, the project is still in early concept phase.
