Industrial Zoning Request 159th Street (Will County ZC-24-050)
Last evening, Mayor Christina Neitzke-Troike spoke during the Will County public hearing against the industrial zoning request for two parcels (10.33 acres) east of 14928 W 159th Street in Homer Glen’s unincorporated planning jurisdiction. The Village Board filed a written protest petition with the County on this case. The owner/applicant indicates the purpose is to rezone the property to match the existing industrial zoning of their adjacent property (14928 W 159th) and market the entire 13.86 acres for sale/development. The intended use of the property, per the applicant, will be “industrial use with county code/unknown.”
The Village’s Legal Objection will now require a supermajority vote, at least 17 out of 22 members of the Will County Board, to approve rezoning to industrial. Other individual objections and a written protest petition filed by the township were not deemed to be in conformance with the Will County Zoning Ordinance. Following the public hearing, the Will County Planning and Zoning Commission vote on the motion to approve the industrial rezoning FAILED (YES: 0/NO: 5), THEREBY DENYING. The County PZC is a recommending body similar to the Village’s Plan Commission.
The Village will continue to follow this case. The next step is the Will County Land Use Committee on Tuesday, October 8 at 10:30 a.m. The meeting is at the Will County Office Building, 302 N Chicago Street, Joliet, IL 60432. This case could be scheduled for the following Will County Board meeting on Thursday, October 17, 9:30 a.m.
